Senior Project Manager

Job Summary
Reporting to the Director of Engineering & Capital Projects, the Senior Project Manager plays an important role in creating, optimizing and enhancing the functionality, efficiency, aesthetics and sustainability in our 1 million sq. ft. facility. The senior project manager provides advance technical expertise and leadership in engineering, construction methodology, project management, vendor management, project life cycles, and quality assurance. The senior project manager should be results-driven, responsible for the overall direction, oversight and financial control of Engineering and Capital projects, from project development, budgeting, scheduling, implementation and project close-out. The senior project manager directs and supervises; project superintendents, engineers, architects and contractors, establishing operational priorities to ensure a timely and cost effective outcome, and coordinates work within the Bank’s professional environment. The senior project manager interacts with people at all levels of the organization, our tenant firms and external partners. The senior project manager needs to hold an engineering degree in one of the following disciplines; Civil, Electrical or Mechanical Engineering and needs to be hands on able to direct multiple projects at one time within their specific expertise and across the other engineering disciplines.

Principal Accountabilities
1. Take full responsibility to manage complex, high risk/high visibility, and critical infrastructure Capital Projects, with limited guidance or oversight, according to all applicable regulations and Bank construction standards and parameters to ensure desired outcome is achieved safely, within budget and on schedule. Provide advanced technical expertise, leadership and oversight in all project aspects, from project development, budgeting, and life cycle costing to project execution, close-out, and reporting.
2. Coordinate architects and engineers in developing project design drawings and develop and /or review engineering drawings and specifications to ensure compliance with applicable codes and building standards and that drawings reflect required project outcomes.
3. Coordinate requirements analysis, design, and quality assurance activities for all assigned projects.
4. Expedite, prepare, distribute, coordinate, update, and monitor all critical Project Documentation, including but not limited to plans, sketches, site logistics plan, change orders, master schedules, project progress reports, purchase orders and invoice approvals, OEM’s, as-built drawings, and equipment commissioning. Create effective scopes of work for bid packages; ensure contract documents and logs are established and maintained.
5. Negotiate and prepare bid documents for the contracting of services and equipment. Identify competitive vendors.
6. Negotiate change requests and prepare change management reports, estimates and other cost reporting documents; review monthly General Contractor pay requisitions against project percent complete.
7. Develop and implement project controls, standards and procedures. Identify project risks and independently develop mitigation plans.
8. Compile pertinent information on building systems to support development of required designs and plans.
9. Provide data for the development of objectives, Capital Projects and capital equipment, as requested.
10. Serve as a technical resource to other Project Managers, RESG, Bank staff, tenant firm representatives and outside vendors regarding building equipment and systems as needed.
11. Maintain professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks, and participating in professional societies.
12. Meet regularly with Director of Engineering & Capital Projects to provide written and oral reports detailing work activities and the status of assigned projects.
13. Track and complete all work orders in a timely manner via our proprietary facilities maintenance and asset management system (FedTRAC).
14. Assist other Project Managers, as needed.
15. Respond to off-shift emergency calls, as needed.

Other Accountabilities
Perform other duties as assigned. Comply with all Bank and department policies and procedures.

Supervision
This position is not required to directly supervise others, although as senior project manager; the senior project manager oversees a changing crew of staff and contractors on every project.

Knowledge and Experience
This position requires a Bachelor’s Degree in Engineering (Civil, Electrical or Mechanical) and 15 years’ experience managing complex construction, engineering and sustainability projects, with demonstrable progression in leadership responsibilities. Certifications and certain specific training are also required: Massachusetts Construction Supervisor Unrestricted License; Construction Document Technologist (CDT) certification; OSHA 10 Construction Safety Certification and LEED AP accreditation. Professional Engineer designation, an advanced degree and other advanced training are preferred.
• Must have advanced level expertise in construction methods and building codes, and significant experience overseeing contractors and subcontractors.
• Must have demonstrable mastery of terminology, symbols, and standards pertinent to facility construction, and the ability to read, interpret and generate construction drawings, schematic drawings, specifications, and schedules.
• Must have expertise in construction best practices and be committed to a continuous program of professional development.
• Must be results-driven and able to identify, plan, and pursue multiple initiatives simultaneously, adapt to changing priorities and deliver projects on time and on budget with minimal supervision; excellent time management and organization skills and impeccable attention to detail.
• Must have significant experience in leading projects and people, the ability to communicate effectively verbally and in writing and to provide direction to co-workers, contractors and vendors performing services.
• Excellent interpersonal and relationship management skills and problem-solving aptitude, plus the willingness and ability to provide on-call support in response to off-hours emergency or issues.

• Proven ability to work effectively independently and in a team environment.
• Knowledge of occupational safety and health administration (OSHA) regulations, as well as environmental safety and awareness programs.
• Must be proficient in Microsoft Office, with particular expertise in Project and Excel, as well as Auto CAD and Primavera; familiar with facility maintenance and asset management systems.
